0 - INTRODUCTION
"AL DUDES - Spazi di idee" is a PATRUCCO brand owner of special spaces made available "on time" for temporary workstations, meeting rooms and classrooms, reserved offices in Via Stefano Clemente 10 and 12 in Turin.
This Regulation governs the operating procedures and services provided by PATRUCCO snc at "AL DUDES - Spaces of ideas" in Via Stefano Clemente 10 and 12 in Turin.
For the purposes of the above, the following definitions apply:
- Regulations: this document
- Applicant/User: person who requests the use and uses spaces, workstations and services at AL DUDES
- Grantor: AL DUDES Manager (PATRUCCO snc - Via Stefano Clemente, 12 Turin - VAT number 04923030011)
1 - REQUEST/RESERVATION, CONCESSION, ASSIGNMENT AND ACCESS TO AL DUDES SPACES
The request/reservation for the use of spaces, workstations and services must be made by the Applicant using the appropriate REQUEST AND RESERVATION FORM FOR USE OF AL DUDES SPACES, WORKSTATIONS AND SERVICES available on the www.aldudes.it website using the "Book" button or at the AL DUDES Reception.
The reservation request must be received at least 48 hours (excluding holidays) before the date/time in which the concession of spaces, workstations and services is requested. At the discretion of AL DUDES, booking requests received with a shorter deadline than indicated may be accepted, in the event that there are urgent reasons.
The booking request form must be accompanied by: photocopy of the front/back of the ID card.
The Grantor, after receiving the booking request, proceeds to its evaluation and, based on availability, communicates to the applicant:
- - acceptance (or reasoned denial) of the booking request
- - the total fee to be paid corresponding to the spaces, workstations and services requested
- - copy of the document AGREEMENT FOR THE USE OF SPACES, STATIONS AND SERVICES AT AL DUDES to be signed and returned
The Applicant must:
- - proceed with payment (by bank transfer IBAN: IT39U0306901003100000103757 in the name of PATRUCCO snc or direct payment to AL DUDES Reception)
- - print, fill in, sign and return (as scanned by email to info@aldudes.it or directly by hand at the AL DUDES Reception) a copy of the document AGREEMENT FOR THE USE OF SPACES, STATIONS AND SERVICES AT AL DUDES
Upon receipt of the document AGREEMENT FOR THE USE OF SPACES, STATIONS AND SERVICES AT AL DUDES correctly filled in and signed and upon payment receipt the request/reservation can be considered successfully concluded and operational.
The assignment of workstations and spaces (excluding meeting rooms / classrooms and "Personal" Office") takes place exclusively at the disposal of the Grantor. The workstations and spaces are non-reserved and their assignment may vary based on availability.
Access to AL DUDES spaces is allowed on the days and times established in the document AGREEMENT FOR THE USE OF SPACES, STATIONS AND SERVICES AT AL DUDES.
Access to AL DUDES spaces takes place exclusively by requesting access to the Reception and is not allowed to any person who has not been previously reported to the Grantor and authorized to enter.
2 - METHOD OF USE
User is required to communicate at the time of the request/booking the type of activity he will carry out at the AL DUDES spaces. The Grantor reserves the right to reject the request/booking in case of activities deemed unsuitable at its sole discretion.
User is authorized to use the spaces, workstations and services requested/booked (and in particular video projector, blackboard, photocopier/printer, WiFi Internet connection, correspondence/packages receiving) exclusively for carrying out the activity communicated at the time of the request/booking and in any case exclusively for the period indicated in the signed agreement subject to availability based on concomitant use by other users.
All spaces, workstations and services requested/booked can be used exclusively by the User and cannot be transferred to third parties under any circumstances unless explicitly agreed with the Grantor.
The consumption of electricity (for lighting and office equipment operation), heating energy consumption and WiFi Internet connection costs are included. However, it is User's responsibility to avoid any waste (in particular, with reference to electricity for switching on and off lighting and office equipment). The use of equipment, tablets, smartphones must be previously admitted by the Grantor who assesses in its sole discretion that they are compatible with the pre-existing general systems; they do not must alter the destination of the property; they do not cause disturbance; they do not prejudice the safety of the spaces and, where required by current legislation, they are duly authorized by the competent organizations; they do not affect the restoration of AL DUDES spaces to their initial state. The User is always responsible for any damage to property and/or people due to the possible installation and use of electrical (and not) electrical appliances. Internet browsing takes place via WiFi connection after registration using the password indicated by the Reception (registration is done only once). To use the photocopier/printer service it is necessary to provide the originals to be photocopied/printed at the Reception on a USB stick or by email to info@aldudes.it. The cost of printing consumables remains responsibility of the User (unless expressly provided for in the agreement or exceeds the quantities possibly provided for in the agreement). For the use of drawers and wardrobe equipped with a key, it is mandatory to pay a deposit for the use of the key at the start of use; the deposit will be returned at the end of the use of the drawers/wardrobe only after returning the key of drawers/wardrobe.
User must respect the rules of good coexistence, the mutual respect of the other users, be careful not to disturb (e.g. call and listen to audio only using headphones and with moderate volume), act with courtesy, collaboration and availability.
User must maintain a behavior that respects the privacy of other users, also with reference to the work information of others, using the common zones of the building where AL DUDES spaces are located.
User must diligently use the spaces, workstations and services and, at the end of their use, leave them tidy and clean, in the same state of use in which they were assigned and, in any case, in suitable conditions to guarantee the smooth running the activity of other users.
User is responsible for any damage to structures, goods and equipment of AL DUDES spaces and of other users and the restoration costs will be fully borne by the User.
User undertakes to carry out all those activities that may cause excessive disturbance to other users (e.g. meetings with guests and/or customers, telephone calls, etc.) in the appropriate conversation areas (meeting room, entrance area).
User relieves the Grantor from any liability for theft or damage possibly suffered to his equipment and to any object and document owned by him present within the AL DUDES spaces.
User must not leave money, computers, tablets, smartphones or any other object of any value inside AL DUDES spaces, expressly relieving the Grantor from any liability in the event of theft, burglary, fire, damage deriving from force majeure, renouncing to make any claim or request for damages.
User releases the Grantor from any liability that may arise from improper and/or illegal use of software installed on the User's electronic devices (computer, tablet, smartphone or other device).
User indemnifies the Grantor from any liability arising from improper and/or illegal use of the WiFi Internet connection and browsing.
User releases the Grantor from any liability in the event of any disservices arising from the suppliers of electricity, gas, telephone line, Internet connection and from the services of the building where AL DUDES spaces are located.
User undertakes to carry out only lawful activities within the AL DUDES spaces.
Entrance to AL DEDES spaces is allowed up to a maximum number of people adequate to comply with the social distancing measures provided for in the legislation on containment measures for the Sars-CoV-2 virus that causes the disease called COVID-19.
The posting of playbills, posters and any other information material must be previously authorized by the Grantor and must be carried out exclusively in the spaces dedicated/indicated for the purpose.
Inside all the AL DUDES spaces it is forbidden to: smoke, accumulate waste, put nails and brackets in the walls or clutter with exhibitors and structures, tamper with or disable the systems (electricity, water, heating, WiFi), keep open the front door and the door of the building (when entering or leaving you must always close the door behind you), stop in the common areas of the building.
User must also ensure that all his collaborators and guests comply with all the rules referred to in the Regulations.
Days and hours requested/booked not used are in no case cumulative or refundable.
On the occasion of events and activities functional to the realization of AL DUDES projects and purposes, the spaces, workstations and services dedicated to Users will be temporarily transferred to other spaces.
3 - CANCELLATIONS
The cancellation of the request / booking of the use of the spaces, workstations and services must be communicated by the User to the Grantor with a minimum notice of 48 hours (excluding holidays) from the date / time of the start of use of the space, workstation, requested service / booked up.
The cancellation must be communicated by the User exclusively via email to info@aldudes.it or by telephone at the numbers 011-4375549 or 347-5065062.
If cancellation is communicated within the terms indicated above, the User is entitled to a full refund of the advance payment.
In the event cancellation is communicated with less notice than the minimum terms indicated above and in ways other than those indicated above, the days and hours requested / booked not used are in no case cumulative or refundable.
4 - WITHDRAWAL
The Grantor and / or the User may withdraw from the signed agreement AGREEMENT FOR THE USE OF SPACES, STATIONS AND SERVICES AT AL DUDES upon written communication, by registered letter with return receipt or certified e-mail, with at least 4 working days' notice (excluding SIMPLE DESK - Day). In case of early withdrawal, the days and hours not used are in no case cumulative or refundable.
5 - TERMINATION
With the exception of any early withdrawal,AGREEMENT FOR THE USE OF SPACES, STATIONS AND SERVICES AT AL DUDES the signed agreement will be deemed automatically terminated on the date of end use indicated in the agreement document without the need to deliver a formal written communication.
6 - RATES AND PAYMENT
The rates for each space, workstation and service are established by the Grantor and can be consulted on the www.aldudes.it website.
The services not included in the packages and solutions presented on the www.aldudes.it website have rates that are agreed from time to time with the Grantor.
All rates indicated are exclusive of VAT which remains the responsibility of the User.
The use of spaces, workstations and services must be paid in advance and in any case before their use.
Payment can be made in the following ways:
- bank transfer (IBAN: IT39U0306901003100000103757 in the name of PATRUCCO snc)
- direct remittance at the AL DUDES Reception
No other form of payment other than those indicated above is allowed.
In the event of non-payment or partial payment before the date / time of the start of the use of the spaces, workstations and services requested / booked, the request / reservation made will not be considered valid and it will not be possible to access in any way the spaces of AL DUDES or use the spaces, workstations and services requested / booked. Only after having made full payment for the spaces, workstations and services requested / booked will it be possible to access the spaces of AL DUDES and take advantage of the spaces, workstations and services requested / booked.
Days and hours requested/booked not used are in no case cumulative or refundable.
Il Concedente emetterà fattura fiscale, a quietanza del pagamento, a pagamento ricevuto o in alternativa a fine utilizzo degli spazi, postazioni e servizi richiesti/prenotati o in alternativa entro 3 giorni lavorativi dalla data di fine utilizzo.
7 - SUSPENSION PERIODS
The Grantor reserves the right to suspend the provision and availability of spaces, workstations and services in the following days and periods:
- all holidays (April 25th, May 1st, June 2nd, June 24th, November 1st, December 8th)
- between August 1st and August 31 included (or in the summer holiday period depending on the scheduled calendar)
- between December 23rd and January 6th included
- on the days of Friday and Saturday before Easter, Easter and Easter Monday
- on all holiday bridges and on special occasions
- and on any other day and period for organizing events, workshops, seminars or other activities at the spaces of AL DUDES
The Grantor undertakes to communicate the periods of suspension of the provision and availability of spaces, workstations and services with a minimum notice of 48 hours from the date / time of the beginning of the suspension.
Days and periods of suspension not used by the User due to notification of suspension by the Grantor will be recovered at the end of the period of use purchased.
User accepts the suspension of supply and availability of spaces, workstations and services, renouncing to make any compensation or compensation claims or claims for damages against the Grantor for non-use during the suspension periods.
8 - GENERAL RULES
User may in no case elect the premises of AL DUDES and his address as tax domicile, registered office, administrative office.
User can provide the address of AL DUDES to receive correspondence and parcels at the AL DUDES Reception. The Grantor reserves the right not to accept and / or reject the receipt of correspondence and packages deemed unsuitable at its sole discretion.
User accepts the suspension of supply and availability of spaces, workstations and services, renouncing to make any compensation or compensation claims or claims for damages against the Grantor for non-use during the suspension periods.

9 - CONTAINMENT MEASURES OF COVID-19 CONTAGION AND ANTI-CONTAGION SECURITY PROTOCOL
Grantor, in compliance with the legislation regarding the containment measures of the Sars-CoV-2 virus that causes the disease called COVID-19, has established precise measures aimed at containing the contagion from the aforementioned disease and guaranteeing the use of spaces, workstations and services within the premises of AL DUDES.
Grantor posted at the entrance to the premises of AL DUDES and in all the areas where it was deemed necessary information material and signs that inform and warn the User, his possible guests / customers and anyone else of the measures to be respected before accessing to the premises of AL DUDES.
Grantor ensures the daily cleaning and periodic sanitation of AL DUDES premises, workstations and areas:
- providing adequate means for sanitation
- carrying out the daily cleaning and sanitizing of all surfaces and devices with the preparation of a special register of cleaning and environmental hygiene operations performed to know when and how the cleaning and sanitizing operations were carried out
It is specified that:
- access to the premises of AL DUDES is not allowed if a respiratory protective device (mask or other) is not properly worn
- access to the premises of AL DUDES is not permitted for anyone with a body temperature equal to or higher than 37.5 °
- access to the premises of AL DUDES is not allowed to anyone showing at least one of the symptoms of acute respiratory infection (fever, cough, dyspnoea)
- access to the premises of AL DUDES is not allowed to anyone, in the last 14 days, who has had contact with subjects who tested positive for COVID-19
- the so-called “social distancing” is imposed in all spaces of AL DUDES. In particular, the distance imposed to be kept from each other is at least 1 meter. Entry to each AL DUDES premises is allowed up to a maximum number of people adequate to comply with social distancing measures
- it is mandatory to thoroughly sanitize hands at each entrance to the AL DUDES premises and before using common devices and equipment (dispensers containing disinfectant solutions are installed at the entrance to the AL DUDES premises)
- it is mandatory to wash your hands thoroughly and frequently (AL DUDES baths are equipped with suitable detergents for hand hygiene)
10 - REVOCATION OF THE AGREEMENT
The Grantor, at its sole discretion, may revoke the use agreement with the User and proceed with his removal and that of his collaborators and / or guests if: improper use is made of the spaces, workstations and services; damage is found intentional or in any case deriving from negligence; the principles and rules of good coexistence are not respected, there is no respect for other users, do not be careful not to disturb, do not act with courtesy and availability; there are repeated non-compliance with the Regulations; even one of the clauses provided for in these Regulations should not be respected.
